Renter Terms

These terms are between you and Reynolds Properties Group LLC, doing business as The Lead Sites, 5000 Thayer Center, Suite C, Oakland, MD 21550. Contact info@theleadsites.com.
You are renting one website in the The Lead Sites network. While that rental is active, the site is exclusive to you. We do not send its inquiries to another contractor. Either of us can cancel at any time. There is no long-term contract. Canceling stops future inquiries. It does not undo a charge for an inquiry we already delivered.
Saving a card does not start the rental. We turn the site on after we review the signup. Until then, inquiries are not routed to you.
Price
The first billable lead is free, one time. The allowance is 1. It does not reset each calendar month, and it does not reset when your plan changes. After that lead, the default plan is pay per lead.
On pay per lead, each billable lead after the free one is charged at the per-lead price. There is no monthly cap. If you get 8 or more billable leads in a calendar month, you still pay per lead for every billable lead in that month, including the ones after the 8th. Starting on the 1st of the next month, you switch to the flat monthly fee.
While the monthly fee applies, you pay that flat fee for the month instead of a charge on each lead. You stay on the monthly fee unless you have 5 or fewer billable leads for two calendar months in a row. Then you switch back to pay per lead on the 1st of the following month. A month with 6, 7, or 8 billable leads keeps the monthly fee. A month with more than 8 does too. Two slow months, such as a quiet winter at 5 or fewer each month, are what move you back.

These are the rates for this version of the terms. A signup stores the per-lead price and the monthly fee you accepted.
When a lead is billable
A lead is billable when it has been delivered and worked. We deliver it by text and email, then the billing rules decide. A test lead is never billed. An inquiry that is junk or not a real request is not billed. If the call review is confident the lead is invalid, we hold it for a person to look at and we do not charge it. The one free lead counts as a billable lead for the monthly counts above. It is not charged.
A lead is worked, and can be billed, in any of these cases:
- You booked the job.
- You spoke with the person and did not book. Not booking the job is not a reason for a refund.
- The response deadline passed (120 minutes inside calling hours) and there was no real contact: no recorded bridge call, no answered call into the site line, and no automatic call that connected, reached voicemail, or was declined. A missed automatic call does not count as working the lead. If the text that told you about the lead never arrived, we do not bill that unworked lead.
Your card
You save a card with Stripe when you sign up. That step charges $0. While you are on pay per lead, each billable lead after the one free lead is charged to the saved card at the per-lead price. While the monthly fee applies, you owe the flat monthly fee for that month instead of a per-lead charge. The charge uses the card saved as the default on your Stripe customer.
Disputes and credits
You have 48 hours after a charge to dispute it. Use the link in the billing text, or email info@theleadsites.com. Filing a dispute does not refund the charge by itself. We review the recording and the lead. We refund a junk or invalid lead when we agree it should not have been billed.
If the same person reaches you again around the same time, that contact is not a second lead. The same phone number within 15 minutes, or the same contact within 5 minutes, stays on the lead you already have. A later same-person duplicate is reviewed, and we credit it when we agree it is the same person who already contacted you. "I did not book the job" is not grounds for a refund.
Calls are recorded
Calls placed through the site are recorded. Maryland law requires all-party consent. The line tells the caller that the call may be recorded before you are connected. Do not use the line if you do not consent to the recording.
Billing questions
Is the first lead free every month?
No. The first billable lead is free once, in total. Later months do not include another free lead.
What do I pay at the start?
Pay per lead. That is the default plan. After the one free lead, each billable lead is charged at the per-lead price. There is no cap on that month.
When do I switch to the monthly fee?
If a calendar month has 8 or more billable leads, you pay per lead for every billable lead in that month. The flat monthly fee starts on the 1st of the next month. The busy month itself is not converted into the flat fee.
When do I switch back to pay per lead?
You stay on the monthly fee until you have 5 or fewer billable leads for two calendar months in a row. You switch back to pay per lead on the 1st of the month after those two. A month with 6, 7, or 8 billable leads does not count as a slow month, so you stay on the monthly fee.
What are the prices?
- Land clearing: $100 per lead, or $699 for a month on the monthly fee.
- Pavers: $150 per lead, or $999 for a month on the monthly fee.
- Trees: $50 per lead, or $350 for a month on the monthly fee.
- Gutters: $100 per lead, or $699 for a month on the monthly fee.
- Morgantown WV epoxy: $100 per lead, or $699 for a month on the monthly fee.
- Southern MD epoxy: $150 per lead, or $699 for a month on the monthly fee.
What if a lead is junk, or I did not work it?
A test, junk, or invalid lead is not billed. An unworked lead is billed only when the response deadline passed, the text about the lead arrived, and there was no real contact. You have 48 hours after a charge to dispute it. Not booking the job is not a refund.
Does saving a card start the leads?
No. The card page charges $0. We turn the site on after we review the signup. Until then, inquiries are not routed to you.
